Mr. Barker advised that the modifications to the lot area approved by General Committee on November 27, 2017 would affect the proposed minimum lot area of the properties on the south side. Mr. Greg Barker of Innovative Planning Solutions on behalf of 1862145 Ontario Limited provided a deputation in opposition to motion 17-G-303 concerning the Applications for Zoning and By-law Amendment and Draft Plan of Subdivision, 1862145 Ontario Inc. - Teck Road and Ardagh Road (Ward 6).

Mr. Barker advised that the modifications to the lot area approved by General Committee on November 27, 2017 would affect the proposed minimum lot area of the properties on the south side. He advised that the proposed reduced lot area is only required for the lots on the south side of the proposed private road. Mr. Barker advised that he was concerned that the recommended revision to the lot area would result in the loss of three residential units. He felt that any concerns raised by the public and staff during the Zoning By-law Amendment process had been addressed and noted that he felt that there were no concerns brought forth regarding density or proposed reduced lot area.

Mr. Barker discussed recent development applications that were considered by General Committee with similar special provisions. He also discussed a development application that included a private road servicing single detached dwellings, where a reduced lot area had been approved by Council.

Mr. Barker commented that the proposed concept plan for seventeen single detached dwellings had been reviewed under the Provincial and Municipal Planning policies. He noted that he was concerned that by eliminating the proposed reduced lot area, it could result in larger homes being built, larger lots and result in less efficient, less compact use of the land and infrastructure in the proposed development.
